Pre Site Visit Check List:

When looking at potential venues there is a wealth of information you can gather before even going onsite.

  1. Planning permission: Check with the local council to determine what planning permission has been granted for the intended use of the property.

  2. Land registry: Look up the property on the Land Registry website to determine the current ownership of the property - always worth knowing who the actual landlord is even if you are working with an agent or agency.

  3. Business Rates: Check the local council's website to determine the expected Business Rates for the property, which can affect your ongoing costs.

  4. Flood risk: Check the Environment Agency's website to determine whether the property is in a flood risk zone.

  5. Crime statistics: Check online police databases or the Office for National Statistics website to determine the crime statistics for the local area.

  6. Energy performance certificate (EPC): Check the EPC register to determine the energy efficiency rating for the property, which can affect your ongoing costs.

  7. Transport: Look at the local transport infrastructure, bus routes and distances to tube or mainline stations

  8. Google Street View - Look at the venues entrances and exits, track the route to public transport hubs and keep an eye out for other venues, pubs, resturants etc.
